Moresol facilitated an eviction for vacant possession of a property for a mortgagee via one of their panel mercantile agents. Moresol identified areas on noncompliance (pool fencing / electrical etc.) with many safety issues apparent. A full site assessment for safety requirements, compliance and required repairs needed in order to achieve strong sale presentation was undertaken.
Moresol proceeded to source quotes for required works and 2 sales agents’ appraisals and marketing program recommendations. A formal property recommendation was submitted to the Mortgagee , once the mortgagee approved, Moresol facilitated all works and agent appointment documentation for the sales campaign to commence.
Early campaign feedback from buyers indicated concerns with a boundary due to fencing irregularities and a neighbour fence dispute. On Mortgagees approval Moresol arranged a formal line survey to resolve the fencing dispute in conjunction with the mortgagee’s Solicitors, survey documentation was also made available for Buyers to view at open homes during campaign to allay concerns on this anomaly. Property went to auction and sold above the reserve price.
